Down on a street that is probably not Wall Street, Lydia Davis is picked up by Frank in a black town car. She thanks Frank for picking her up on a street corner like a prostitute. Good ol' Lydia. I'm going to miss her when she leaves the Hamptons. She hops into the backseat where Conrad is on the phone with someone at his office. He tells the person on the phone he'll return calls when he gets back, which gives Lydia the perfect opportunity to snipe at Conrad about not returning her phone calls. He understands she's upset. Lydia corrects Conrad. She's not upset, she's ruined. She hands over a manila folder with the spy photos Emanda snapped of Lydia and Conrad's affair. Lydia's husband ended up with the photos, which means Lydia now gets nothing in the divorce. Conrad doesn't see how he can help this situation, but Lydia does. She asks him to write her a big check.
Emanda is walking out of Harmon's office building when she gets a call from her realtor. The beach house sold to someone else. Emanda's in shock at the prospect of something going so wrong in her well-oiled machine of a plan. Who could have outbid her?
Poor Porter Bar. Dec walks in on Jack and is pissed about the boat not being there for him earlier. Jack is in no mood to hear teenage bitching when he's dealing with grown-up problems. When Dec asks why he and their dad have been acting like dicks lately, Jack finally is fed up and tells Dec about the bar's financial trouble. He explains that he sold his boat to raise money to save the bar and Carl overhears. He tells Jack to cancel the sale and is pissed that Jack went over his head to do something like that. Carl's the captain of the family, he reminds Jack before retiring to his office. Dec apologizes to Jack for being an ignorant brat as Jack gets a call from Nolan. He side-buttons it.
Out on a street somewhere, "Can't take a hint" Nolan walks to his car and leaves Jack a voicemail about how difficult it's going to be to continue his sailing lessons if Jack doesn't return his calls. He gets in his car and Emanda is waiting for him in his backseat. She's in cold-killer mode because he's the one who bought the house out from under her. Nolan cocks his head to the side and slips into his diabolical lackey mode to clarify that he had to place a bid because Victoria had outbid her and was going to steal the house out from under them if he didn't. Emanda doesn't understand why Nolan insists on being a part of this revenge plot. For the umpteenth time, Nolan has to remind Emanda that her father was the only one who believed in him when he was starting his company. Let's hope this time this story sticks with Emanda and we don't have to hear it again. She tells Nolan that she wants the house, but Nolan being the attentive sycophant he is, already has the deed in Emanda's name -- an early birthday gift, he says. He condescendingly asks Emanda if tomorrow is the big day. She actually looks hurt by that and exits the car without saying a word.
